Upcoming changes to the Golden Visa of Portugal

Golden Visa investment increases starting January 01, 2022

The government of Portugal has ratified changes to the popular Golden Visa permanent residency program, which will go into effect on January 01, 2022.

In general, these changes as per Government Decree 14/2021, issued by the Council of Ministers, make applying for permanent residency in Portugal more expensive and more difficult.

Applicants who wish to apply under the old (current) rules must do so before the end of this year.

Portugal Golden Visa Price Increase
The specific changes that will apply starting on the first day of the upcoming new year include:

- Investment in residential real estate: no longer permitted in the popular, coastal tourist centers of Lisbon, Porto, and parts of the Algarve. Permitted areas will be limited to rural / inland territories.

- Investment through Capital Transfer: Increase from €1M to €1.5M

- Investment through Research: Increase from €350K to €500K

- Investment by creating a company providing 5 jobs: Increase from €350K to €500K

- Investment through investment funds or venture capital funds: Increase from €350K to €500K

Real estate investment minimums for non-residential (commercial) purposes remain unchanged. There are still a few such qualifying properties at the lower €280K / €350K minimums available, but they are going fast.

The end of the year is approaching quickly, and completing an application to be ready for submission before the December 31, 2021 deadline will require immediate preparation.
