EU Citizenship by Investment. Payment and financing options.

September 2018: Can I pay in installments? Can I get a mortgage? Do you accept bitcoin?

Answer: Let’s take these questions one by one.

Question #1: Paying in installments – is it possible?

Answer: There is a quick answer to this; government-required investments as well as mandatory application fees have to be made all at once. Paying in installments is not an option. The good news is that in Malta, for example, no investment is due unless (and until) the government has approved your application in principle.  

Legal fees, on the other hand, are a different matter because these are set by the law firm that handles your case file. Our firm usually agrees to split fees into two tranches; one tranche to be paid to begin work, and the other to be paid when a major milestone is reached, such as the application documents being ready to be filed with the government.

Question #2: Can I get a (mortgage) loan to finance the (real estate) investment?

Answer: Not unless you secure financing in your home country where the banks know you and might be willing to issue a loan against your local assets to be used as collateral. The probability of your finding a bank in the new country of residency or citizenship that would agree to make a loan against your new investment is very slim. You may try to find such a financial institution, of course, but we would not be able to assist in this search.

Question #3: Can I pay everything in Bitcoin?

Answer: When filing for an immigration by investment program there are multiple entities involved that all need to be paid: your law firm will charge a professional fee, the local government will charge an application fee and/or require a government-approved investment, real estate sellers or landlords expect payment when you buy or rent their property, banks might charge account setup fees, and so on.

Unfortunately, these entities are not (yet) set up to accept Bitcoin (or any other cryptocurrency). Still, the Malta government is very proactive in setting the island up as a crypto-friendly zone and hopefully this type of payment option will become available in the future. For now please convert your crypto into Euros to ensure a smooth application process.
